Visit your property, discuss a rental valuation and provide any other advice which you may require about letting your property

Advertise, will advertise your property on Lime Properties website and on a number of national portals including Rightmove, Prime Location and Zoopla

Field tenant phone calls, using the criteria you provide

Arrange an EPC, this must be ordered before marketing your property *

Accompany applicants, to view your property and give each an application form which must be completed in order to proceed further

Credit checks and references, all tenants will be fully referenced using the eligibility criteria set-out by yourself, with guidance from us

Criminal record declaration form, obtain a declaration stating the applicants do not have a criminal record

Recommendation and paperwork on guarantors, if after the credit check it is established a guarantor is required you will be advised, we will run a credit reference check and obtain proof of home ownership.

Utility Management, register the utility bills in your tenants name including; gas, electricity, water supply/sewage and council tax

Safety Certificates, will arrange for Energy Performance Certificate (EPC), Gas Safety, Electric Safety (strongly recommended) and PAT testing and certification *

Prepare and issue an Assured Shorthold Tenancy Agreement (AST)

Prepare and issue an independent inventory, including photographs and written schedule of condition

Check-in,  meet the tenant at the property

Collect first months rent and deposit, from the tenant and pay the rent to the landlord

Protect deposit, using mydeposits and provide the tenant with details of the scheme, which is known as the prescribed information, within 30 days of the tenancy start 

Details on file, we will store your property details so that should it become vacant again we can remarket quickly thus reducing the chance of void periods.

Rent Collection and Guarantee Package

Receiving rental payments monthly in advance, and paying you promptly, together with a statement

Rent guarantee providing peace of mind in case of non-payment of rent, in accordance to the policy which will be fully explained before acceptance.


Full Management Package 

Receiving rental payments monthly in advance, and paying you promptly, together with a statement

Inspect the property periodically, and report any problems to you after an initial period of approximately 3 months and then approximately every 6 months

Arrange any necessary repairs or maintenance, first liaising with you in the case of larger works

Keep in touch with the tenant, on a routine basis, and arranging renewals of the agreement as necessary

Re-protect the deposit, when the contract is renewed or rolls into the Statutory Period *

Renew the Tenancy Agreement, for an agreed fixed period *

Gas Safety Check, arrange on an annual basis renewal of gas safety certificate *

PAT testing, annually arrange renewal of PAT certificate for any electrical appliances *

Rent Guarantee can be added to the Full Management option *
